Leona Valley is a long, narrow valley that exists because the San Andreas Fault runs down the middle of it. Do I need a geologic report to build in Leona Valley?

If your parcel is inside the Alquist-Priolo earthquake fault zone, which covers much of the valley floor, yes. A licensed geologist locates the fault trace and sets a structure setback, and the pad gets graded around that line. The referred contractor sequences the grading after that report.

How does Leona Valley soil perc?

Mixed. The hillside granite percs reasonably when it is weathered enough to dig, while the valley floor near Amargosa Creek can have clay and seasonal groundwater that slow it down. The perc test ($1,200 to $3,000) decides between leach lines and an alternative system.
